In 2001 an artist friend identified the need for better and less expensive studio space within the New York artist community. Frustrated, he acquired an entire building himself, built out studios to his own specifications and rented the studios to fellow artists, essentially caring for their careers and always keeping the needs of the artist at the heart of the business structure. In return, he got happy tenants who prospered and cared for the property without complaints and a reputation that furthered his own business and artistic career.
So we thought, why not with real estate? We identified a need for a new real estate model to overcome resentments over commission split negotiations, competition from the owner, company demands and client poaching to create a positive, unified working environment. Our solution was to allow the agent to keep the entire commission and to charge one fair fee, to create a simplified contract that protects the rights of the agent, to end office demands and to provide real tools to further their careers. We make our profits by the volume of transactions rather than dipping deeply into agents’ pockets, so we are without employee problems and can focus on the business. The result is loyal agents who report feeling happy and fulfilled with their work.
